Hello,

I have started savings for an house. I have a little set aside but I'm not near the 20 percent that I need. I hope was to be in a house this year but that's not going to happen. So I'm hoping in the next year or two.

    Don't feel bad about waiting - falling house prices means less needed for a down payment. Probably want to spend the time in research - getting your $ straight and figuring out what you want in a house.

    While saving for DP and researching what meets your needs in housing, you might use the time to go to the free workshops offered by the big box stores to teach 'how to' that long list of updates and fix-its that comes with home ownership. Getting DIY skill sets saves huge sums over the years and makes it harder for contractors to pull scams. The library is a terrific source to boost your self confidence and abilities.

    Take your time. If you save up a good down payment it will likely lead to better rates and also mean that you will not need insurance for the mortgage, either. Good luck and don't give up!
